Kodansha Publishing envisioned a dynamic, mixed-use headquarters within a seven-story landmarked building in Greenwich Village, integrating retail, cultural, workplace, and residential functions. The project brings together a public-facing retail space, flexible event and gallery areas, offices, and short-term living accommodations, creating a layered environment that supports both community engagement and internal operations.
At the lower levels, retail and exhibition spaces activate the street, providing an accessible platform for books, media, and cultural programming. These areas are designed for flexibility, accommodating readings, launches, and events that extend Kodansha’s presence into a broader cultural sphere. Upper floors house office spaces organized to support collaboration while maintaining separation from public zones.
Short-term living units are incorporated to host visiting authors, artists, and collaborators, reinforcing the building’s role as a hub for creative exchange. Circulation strategies carefully balance openness and privacy across the varied program.
As part of the scope, the project includes the sensitive replacement of windows to improve performance while respecting the building’s landmark status, as well as the addition of a roof deck that provides outdoor space for gathering and events.
